New Book Introduction: Property Investment in Penang, Malaysia

Group, alongside with Jade Land Properties (HK) Limited have recently published
a book – Property Investment in Penang, Malaysia. The book was launched in Hong
Kong, July, targeting the property seekers who are interested in property
abroad whether for investment, living or retirement. This is the first and only
book found in Hong Kong today that features the overview of Malaysia’s property
market, especially Penang, and also step-by-step guides to owning a dream home
here.
The book’s authors are
Hunza’s Group Executive Directors, Ms Khor Tze Ming and Ms. Lily Tan and the
Managing Director of Jade Land Properties (HK) Limited, Ms. Theresa. With the
aim to answer the commonly raised questions by foreigners at the roadshows in
Hong Kong, they have decided to publish a book containing all the most
comprehensive guides to owning a dream home in Malaysia to aid the Hong Kong
readers to understand the local property market in Malaysia.
The book also features
the country’s geographical location, social behaviour, economy, education,
medical tourism, Malaysia My Second Home scheme, the comparison of properties in Malaysia and Hong Kong, investment strategies and other
useful information. It is a must-read book for all the property seekers who
wish to live and invest in Malaysia and Penang.

The company's turnover in the past one
year has grown as much as 72%, which is from
RM180, 234,000 in 2016 to RM310, 674,000
in the following year. The growth is mainly resulted from the sale of Alila 2.
Alila 2 is an exemplary project, not only in
terms of sales, but the success proves that a hillside development project like
Alila 2 is feasible with good planning and adherent to the safety regulations.
The next milestone for Hunza is the project of PICC (Penang International
Commercial City) located in Bayan Baru, which consists of hotel, shopping mall,
condominium, service apartment, hospital and BPO office. Once the project is
completed, it will completely transform South East Penang into an international
city, a new landmark in the Northern Region.

Currently, our core businesses comprise of
property development and real estate investment. Like what Siang Gin has
mentioned, in near future, we will be venturing into the field of hospitality

twice a month in average since more than a year ago. We groped amid the

Alila2 is a high-end residential project
located in Tanjung Bungah. It took Hunza 3 years to complete the entire project
from earthwork to obtaining CCC and VP. From this project, it enables us to
learn more in-depth knowledge of hill land development. We have adopted
different types of Geotechnical techniques for slope stabilisation, including
Caisson Wall, R.C Wall and Soil Nailing techniques. We even apply Reinforcement
Earth Wall method for the finished road lever, plus a complete drainage system
and flood detention facilities to ensure the stability of the slope.
This condominium project boasts a greenery
and enchanting landscape surrounding the two towers. We tried to minimize the cut-down
of trees in order to cocoon the future inhabitants in lush greenery and
enchanting landscapes. The main challenges are the design of the elevated ramp,
how to build it and also how we transport construction materials to the site. We
have managed to overcome a number of limitations, including strict control of
hillside construction, a proper rock blasting technology to minimize noise
pollution, and also some other prevention measures of soil erosion, diversion
and discharging rain water during the rainy season.
Only 270 units (low density) have been
built on the 9.8 acre site, with 47% of the property covered in trees and
garden, it is truly a development designed to meet the stringent standards of
the Green Building Index (GBI). Alila 2 focuses on increasing the efficiency of
resource use such as the intelligent use of energy, water and materials, while
reducing building impact on human health and the environment. This makes Alila
2 not only pleasing to the eyes, but humane to the Mother Earth and it fully
fulfils the concept of sustainable development.

新书发布会:《大馬揀盤》檳城樓市【置】富策略 2017年9月20日
由匯華產業集團與翡翠島物業聯合出版的“《大馬揀盤》檳城樓市【置】富策略”一書,已于今年7月,在香港面市。這是目前在香港市場上唯一一本全面介紹馬來西亞、檳城以及樓市投資策略的書籍。

Alila2是位于丹絨武雅的高端項目,從動工到獲得入住證和移交鎖匙給業主,總共耗時3年。這項計劃讓我們對山坡發展有更深的了解,我們採用各種適宜的地工技術來穩定斜坡,包括興建手掘式沉箱挡土墙(Caisson
Wall)、钢筋混凝土挡土墙(R.C. Wall)以及土釘護坡(Soil
nailing),亦採用加劲土挡土墙(Reinforcement Earth Wall)填築道路平台,加上完善的排水系統及滯洪設施以確保斜坡的穩定,使山坡發展更加堅固。
這項目也盡量在2棟大樓周圍保留樹林生態,減少需要被砍伐的樹木,讓這居家環境全面融入大自然中。項目中的高架斜坡道设计概念,是建造過程的一大挑戰,建造方式和如何運輸建築材料到工地都是關鍵。我們在這項目中克服了多項難題,包括嚴管山坡整地工程,採用控制爆破技術開凿岩坡等,避免影響鄰近居民,同時,亦做好防污措施,避免雨天泥水渲瀉造成周遭環境的污染。
Alila2占地9.8英畝,但只興建270個單位,47%面積保留為園林,是一項符合綠色建築指標(Green
Building index)的項目。這項目也在建築過程中,採用再循環材料以減低建築廢料。同時,也採用多種節能的材料和設施,以降低對環境和人體健康所帶來的不良影響,向可持續發展的理念邁進。
